군산지역 아파트 매매 ‘뚝’ 보합세 유지

지난해 동기 대비 거래 720건 감소

중소형대 수익형 부동산 인기

군산지역 아파트 실거래가가 지난해 동기 대비 매매는 대폭 감소한 반면 가격은 보합세를 유지하고 있는 것으로 나타났다.

최근 국토해양부가 4분기 신고된 아파트 실거래가 신고자료 공개 결과 2010년 4분기 군산지역 계약분은 총 143건으로 지난해 동기 대비 863건보다 720건이 감소한 것으로 집계됐다.

지역별로는 미룡동의 경우 지난해 350건의 계약분으로 가장 많은 매매가 이뤄졌으나 올해는 19건에 그쳤고, 미장동도 60건에서 2건, 소룡동도 96건에서 올해는 13건만이 계약이 이뤄졌다.

이에 반해 나운동은 지난해 10건에서 올해는 52건으로 다른 지역과 달리 매매가 증가한 것으로 나타났다.

거래 가격 또한 지난해 1억8,300만원에 거래되던 나운동 A아파트 25평형의 경우 올해 1억8,100만원으로 보합세를 보였고, 같은 평형대 미룡동 B아파트도 지난해 1억7,710만원에서 올해는 1억7,400만원으로 비슷한 가격대를 유지했다.

이같은 거래 감소에 대해 지역 부동산 업계는 신규 물량 감소를 원인으로 분석하고 있다.

최인성 석사공인중개사 대표는 “지난해의 경우 군산지역이 전국과 달리 토지 및 아파트 가격 등이 상승하면서 신규물량이 쏟아져 나왔다”며, “그러나 올해는 신규물량이 감소함에 따라 거래 자체가 줄어들고 있다”고 말했다.

이어 “당분간 군산지역 아파트 시장은 새만금 및 기업유치, 인구증가 등 기대심리에 따라 강보합세가 이어질 것으로 전망된다”며, “또한 최근에는 수익형 부동산으로 중대형보다는 20평대 중소형 아파트가 황금성으로 인식되면서 각광을 받고 있다”고 밝혔다.

기사보다가 궁금한게 있는데요..

나운동, 미룡동에 25평형 1억7~8천짜리 아파트가 있나요;;

20평대면 수송동 코아루, 입주전인 오투2차 20평대가 가장 비싼걸로 알고 있는데...

나운동,미룡동에서 20평대가 1억 8천선 아파트가 있었군요..
